The Property Acquisition Process in Costa Rica
The acquisition of real estate in Costa Rica is usually divided into two main stages:
1. Legal Due Diligence and Transaction Structuring
This is the review phase. It allows the buyer to understand the legal, regulatory, municipal, cadastral, environmental, and transactional condition of the property before committing to the purchase.
This stage is essential because it helps determine whether the acquisition is advisable, whether additional conditions should be requested, or whether the buyer should reconsider the transaction.
2. Purchase Closing and Property Registration
If the buyer decides to proceed after the due diligence phase, the transaction must be formalized through a public deed executed before a Costa Rican Notary Public.
The notary is responsible for preparing the legal instrument, verifying the formal requirements of the transaction, and submitting the deed for registration before the National Registry. Once the deed is duly registered, the transfer of ownership becomes legally effective.

Property Survey: Confirmation that the property's physical boundaries and measurements match those recorded in the property's survey plan (Plano Catastrado), which should be registered with the National Registry (Registro Nacional).
